Therefore, community rules are necessary to ensure the comfort of both short-term guests and residents.

ACCOMMODATION AND CONDOMINIUM RULES

By confirming your reservation at this property, the guest acknowledges and agrees to the rules below, undertaking to fully comply with the condominium’s internal regulations and the guidelines of these rules throughout the stay.

LODGING SERVICES

Our accommodation is located in a "Residential" condominium. Although it offers many amenities, it is not a hotel. There are no hotel services such as breakfast, room service, or daily cleaning.

GENERAL SERVICES

The concierge or condominium staff do not provide any services to guests. Should you require anything, please contact us directly.

SECURITY

There are security and access control measures. Identification is required for all guests after reservation confirmation, including children. Full name, identification document, date of birth, and vehicle details are required.

MINORS

Guests under 18 years old must be accompanied by their parents or guardians. Rental by individuals under 18 is not allowed.

NOISE

Parties or loud music are not permitted. Quiet hours are from 10:00 pm to 8:00 am. During this period, the following are prohibited: loud conversations, high television volume, use of appliances that may cause excessive noise such as vacuum cleaners and washing machines. (Subject to fines)

VISITORS

Visitors are not allowed.

SMOKING

Smoking inside the accommodation is prohibited (subject to a fine equivalent to one daily rate). If you smoke, please use the open outdoor areas.

DELIVERIES

Delivery orders must be picked up at the gate.

ILLEGAL SUBSTANCES

The use, possession, or circulation of illegal substances is forbidden. Non-compliance is subject to a fine equal to the total value of the reservation, legal measures, and may result in early termination of the rental.

PETS

Pets are welcome as long as they are kept under control inside the accommodation. They are not permitted to be loose in the condominium’s common areas. When in transit within the condominium, pets must be on a leash. Owners must clean up after their pets and ensure that they do not disturb neighbors. Non-compliance with the rules is subject to fines up to R$300.00 in case of an official warning from the condominium. If a condominium fine is issued, it will be passed on in full to the guest. We charge an extra fee for pets. It is necessary to inform us at the time of reservation so the system can apply the charge.

NUMBER OF GUESTS

It is necessary to inform the total number of guests in the reservation, including children of any age. The reservation value may vary depending on the number of people indicated.

OCCUPANCY LIMIT

Exceeding the maximum occupancy limit of the property is not allowed. Failure to comply may result in: - A fine of 50% of the total reservation value; - Immediate termination of the rental, with no refund of amounts paid.

PROPERTY MAINTENANCE

The guest is responsible for the conservation of the property, furniture, appliances, and utensils during the rental period. Any damages will be charged at the end of the stay.

NON-COMPLIANCE WITH CONDOMINIUM RULES Failure to comply with the condominium rules may result in fines, reimbursement for damages, and even early termination of the rental, with no refund of amounts paid.

You will be in the best area of Bertioga! The apartment is located at Praia da Enseada – right in the city center – an excellent area: peaceful, clean, safe, family-friendly, and quiet even during peak season.

- Supermarkets, wholesalers, pharmacies, and various stores

- Restaurants, bars, ice cream shops, and the famous Bertioga pastry

- Amusement park and crafts fair in the city center

Our condominium offers a variety of leisure and comfort options that are available to guests during their stay:

BEACH SERVICE

Available daily from 9:00 AM to 6:00 PM, with 1 beach umbrella and 4 chairs per apartment. Normally the service is set up in front of the building. In some cases, you may need to request it directly at the front desk.

Complimentary ice is also available: just ask at the front desk.

POOLS

Adult and children's pools are open from 9:00 AM to 8:00 PM.

(Closed on Mondays for maintenance and cleaning.)

GAME ROOM

Open from 9:00 AM to 10:00 PM, perfect for family fun.

CHILDREN'S AREA

A dedicated space for children to play safely.

TV ROOM

Available from 9:00 AM to 10:00 PM, for relaxation and entertainment.

SAUNA AND GYM

The condominium has a sauna and gym, but unfortunately, access to these areas is not permitted for short-term guests due to the condominium’s internal regulations.

SECURITY CAMERAS IN COMMON AREAS

Like any condominium, this one also has security cameras installed in common areas. These cameras are managed by the condominium, not the host, and are intended to ensure the safety and peace of mind of everyone.

IMPORTANT

Some areas of the condominium may be temporarily closed without prior notice for maintenance or emergency cleaning. These services are managed by the condominium and are beyond our control.

We understand that the absence of leisure amenities such as the pool, game room, gym, sauna, or other common areas can be disappointing. However, since these spaces are under the exclusive responsibility of the condominium and beyond our control, we do not accept cancellations or refunds due to the temporary unavailability of any of these areas.
