ACCOMMODATION AND CONDOMINIUM RULES

By confirming your reservation at this property, the guest acknowledges being aware of and agreeing to the rules below, committing to fully respect the condominium’s internal regulations and these guidelines throughout the stay.

LODGING SERVICES

Our property is located in a "Residential" condominium. While it offers many amenities, it is not a hotel. There are no hotel services, such as breakfast, room service, or daily cleaning.

GENERAL SERVICES

The entrance staff or condominium employees do not provide services to guests. If you need anything, please contact us directly.

SECURITY

There are security and access control measures in place. All guests must be identified after confirming the reservation, including children. Full name, identification document, date of birth, and vehicle details are required.

MINORS

Guests under 18 must be accompanied by parents or guardians. Minors under 18 are not allowed to make reservations.

NOISE

Parties and loud music are not permitted. Quiet hours are from 10:00 PM to 8:00 AM.

During quiet hours, the following are prohibited: loud conversations, loud television, use of appliances that may cause excessive noise, such as vacuum cleaners and washing machines. (Subject to fine)

VISITORS

Not allowed.

SMOKING

Smoking is not allowed inside the property (subject to a fine equivalent to one night's stay). If you smoke, please use outdoor areas.

DELIVERIES

Delivery orders must be picked up at the main entrance.

ILLICIT SUBSTANCES

The use, possession, or circulation of illicit substances is strictly prohibited. Violations are subject to a fine equal to the full value of the reservation, legal action, and possible early termination of the rental.

PETS

Pets are welcome, provided they are kept under control inside the accommodation. They cannot be loose in the common areas of the condominium. When moving through the condominium, pets must be on a leash. The owner is responsible for cleaning up after them and ensuring the pet does not disturb neighbors.

Failure to comply with these rules is subject to fines of up to R$ 300.00 in the case of a condominium warning. If a condominium fine is issued, the full amount will be charged.

An extra fee is charged for pets. You must inform us when booking so the system can calculate the charge.

NUMBER OF GUESTS

It is necessary to inform the total number of guests in the reservation, including children of any age.

The booking price may vary based on the number of people indicated.

OCCUPANCY LIMIT

It is not permitted to exceed the maximum occupancy limit of the property.

Failure to comply with these rules may result in:

- A fine of 50% of the total reservation amount;

- Immediate termination of the rental agreement, without refund of any payments.

PROPERTY CARE

Guests are responsible for the care of the property, furniture, appliances, and utensils during their stay. Any damages will be charged at the end of the stay.

VIOLATION OF CONDOMINIUM RULES

Failure to follow the condominium rules may result in a fine, compensation for damages, and even early termination of the rental agreement, with no refund of payments made.

Our house is located in Villagio San Martin, a condominium within Riviera de São Lourenço, in module 26. It is close to the Riviera shopping center and about 2 km from the beach.

SUITE

The suite accommodates up to 2 people and features a queen-size bed, ceiling fan, and air conditioning.

BEDROOM

The second bedroom accommodates up to 3 people. It has 2 single beds and 1 extra mattress. There is also a ceiling fan and air conditioning.

BATHROOMS

The house offers 2 full bathrooms: one in the suite and one additional bathroom.

BED AND BATH LINEN

We provide only pillows and blankets.

You will need to bring your own bed sheets and towels.

KITCHEN

The person responsible for the reservation will need to send a clear photo of an identification document (ID or driver's license).
