Therefore, some house rules are necessary to ensure the comfort of everyone, both guests and residents.

ACCOMMODATION AND CONDOMINIUM RULES

By confirming your reservation at this property, you acknowledge that you are aware of and agree with the rules below, committing to fully observe the condominium’s internal rules and the guidelines of this regulation throughout your stay.

HOSPITALITY SERVICES
Our accommodation is part of a residential condominium. Although it offers various amenities, it is not a hotel. Hotel services such as breakfast, room service, or daily housekeeping are not included.

GENERAL SERVICES
The concierge or condominium staff do not provide any services to guests. Whenever you need assistance, please contact us directly.

SECURITY
There are security measures and access controls in place at the condominium. Identification of all guests after booking confirmation is mandatory, including children. You must provide full name, identification document, date of birth, and vehicle information.

MINORS
Guests under 18 years old must be accompanied by parents or guardians. Reservations or rentals made by minors under 18 are not allowed.

NOISE
Parties and loud sounds are not allowed. Quiet hours are from 10:00 pm to 8:00 am. During this period, it is forbidden to: have loud conversations, play television at high volume, or use appliances that generate excessive noise, such as vacuum cleaners or washing machines. Violation may result in a fine.

VISITORS
Visitors are not allowed.

SMOKING
Smoking is not allowed inside the accommodation (subject to a fine equivalent to one daily rate). If you smoke, please only use open outdoor areas.

DELIVERIES
All delivery orders must be collected directly at the reception desk.

ILLEGAL SUBSTANCES
The use, possession, or circulation of illegal substances is prohibited on the property. Non-compliance with this rule is subject to a fine equal to the total rental amount, legal measures, and possible early termination of the stay.

PETS
Pets are welcome, provided they are kept under control inside the accommodation. They are not allowed to be loose in the condominium’s common areas. When transiting through the condominium, pets must always be on a leash or lead. It is the owner's responsibility to clean up after them and ensure the animal does not disturb neighbors. Violation of these rules may result in a fine of up to R$ 300.00 if warned by the condominium. Should the condominium impose a fine, it will be fully passed on.

An extra fee is charged for pets, and you must inform us at the time of booking so the system can apply the charge.

NUMBER OF GUESTS

You must inform the total number of guests in the booking, including children of any age.

The booking price may vary according to the number of people indicated.

OCCUPANCY LIMIT

It is not permitted to exceed the maximum occupancy limit of the property.

Violation of these rules may result in:

- A fine of 50% of the total reservation amount;

- Immediate termination of the rental with no refund of paid amounts.

PROPERTY CARE
Guests are responsible for the care of the property, furniture, appliances, and utensils during the rental period. Any damages will be charged at the end of your stay.

NON-COMPLIANCE WITH CONDOMINIUM RULES
Failure to comply with the condominium rules may result in a fine, compensation for damages, and even early termination of the rental without refund of amounts paid.

You’ll be in the best region of Bertioga! The apartment is located at Enseada Beach, in the city center, a quiet, clean, safe, family-friendly area with low traffic even during peak season.

- Restaurants, bars, ice cream shops, and the traditional Bertioga pastel

- Amusement park and craft fair in the city center

- Fish and seafood market — a reference on the north coast

THE CONDOMINIUM AND ITS AMENITIES

Our condominium offers several leisure and comfort options available to guests during their stay:

BEACH SERVICE Available daily from 9:00 AM to 6:00 PM, including 1 umbrella and 4 beach chairs per apartment.

The setup is usually in front of the building. In some cases, you may need to request it at the front desk.

Complimentary ice is also available upon request at the reception.

SWIMMING POOLS

Adult and children's pools open from 9:00 AM to 8:00 PM. (Closed on Mondays for cleaning and maintenance.)

GAME ROOM

Open from 9:00 AM to 10:00 PM, perfect for family fun. CHILDREN’S AREA Indoor play space designed for kids to enjoy safely.

TV ROOM

Open from 9:00 AM to 10:00 PM, great for relaxing and entertainment.

SAUNA AND GYM

The condominium has a sauna and gym, but unfortunately, access is not allowed for short-term guests, according to internal condominium rules.

SECURITY CAMERAS IN COMMON AREAS

Like in any condominium, this one also has security cameras installed in the common areas. These cameras are managed by the condominium, not the host, and are there to ensure safety and peace of mind for all guests.

IMPORTANT

Any of the shared areas may be temporarily closed without prior notice for cleaning or emergency maintenance. These are condominium-managed facilities and beyond our control.

We understand that the unavailability of leisure facilities such as the pool, game room, gym, sauna, or other common areas can be frustrating. However, as these areas are managed solely by the condominium and are beyond our control, we do not accept cancellations or refunds due to the temporary unavailability of any of these amenities.
