Our house is close to the Riviera Shopping Mall, and about 2km from the beach.

Please note that our property is located in a residential condominium, not a hotel or guesthouse.

Therefore, house and community rules are necessary to ensure comfort for both short-term guests and long-term residents.

ACCOMMODATION AND CONDOMINIUM RULES

By confirming your reservation, you agree to follow the rules below and respect the condominium’s internal regulations during your stay.

HOSPITALITY SERVICES: This is a residential condominium. While it offers many amenities, it is not a hotel. Services such as breakfast, room service, or daily cleaning are not provided.

GENERAL SERVICES: Doormen and building staff do not provide services to guests. If you need assistance, please contact us directly.

SECURITY: There is a guest registration and access control system. After your reservation is confirmed, identification of all guests (including children) is required: full name, ID document, date of birth, and vehicle information.

MINORS: Guests under 18 must be accompanied by parents or legal guardians. Reservations by minors are not allowed.

NOISE: Parties and loud music are not allowed. Quiet hours are from 10:00 PM to 8:00 AM, during which the following are prohibited: loud conversations, loud TV volume, or noisy appliances such as vacuum cleaners or washing machines. (Subject to fines)

VISITORS: Visitors are not allowed.

SMOKING: Smoking is prohibited inside the unit (subject to a fine equivalent to one night’s stay). Smoking is allowed only in open areas.

DELIVERIES: All deliveries must be picked up at the front gate.

ILLEGAL SUBSTANCES: Use, possession, or circulation of illegal drugs is strictly prohibited. Violation will result in a fine equal to the total rental value, legal measures, and possible early termination of the stay.

PETS: Pets are welcome but must remain under control inside the apartment. They are not allowed loose in the common areas and must be leashed when outside. Owners must clean up after their pets and ensure they do not disturb neighbors. Violations are subject to fines up to R$300.00 if the condominium issues a warning. Any official condo fine will be passed on in full.

PROPERTY CARE: Guests are responsible for keeping the property, furniture, appliances, and utensils in good condition. Any damages will be charged at the end of the stay.

RULE VIOLATIONS: Failure to comply with the condominium rules may result in fines, compensation for damages, and early termination of the reservation, with no refund.

WIFI INTERNET: We have high-speed internet, excellent for working from home.

LOCATION: Our home is located in Villagio San Martin, a condominium within Riviera de São Lourenço. It is close to Riviera Shopping Mall and about 2km from the beach.

SUITE: The suite accommodates 3 people. It has a double bed and a single bed, ceiling fan and air conditioning.

BEDROOM: Our second bedroom accommodates 3 people. We have 1 single bed + 1 trundle bed. It has a ceiling fan and air conditioning.

BATHROOMS: We have a total of 2 full bathrooms. The one in the suite, and an additional full bathroom.

BED AND BATH LINEN: Our apartment only has PILLOWS and BLANKETS.

* Bed linen and bath towels are NOT INCLUDED.

* OPTIONAL: We can provide them, if previously agreed. An additional fee will be charged, which must be agreed directly with us, after booking. ATTENTION: this must be agreed in advance. For last-minute bookings, we cannot provide them.

KITCHEN: Our kitchen is fully equipped! We have a stove with oven, refrigerator, microwave, blender, juicer. There are also dishes, glasses, a thermos for coffee, cutlery, pans, ovenproof dishes and several other household items and utilities, so that your stay is completely comfortable.

WATER PURIFIER: We have a Soft water purifier from Everest! Pure and crystal clear water, free of chlorine, strange odors and impurities. This allows for practicality, comfort and economy! Have plenty of pure and crystal clear water for cooking and making that coffee.

LIVING ROOM: We have a comfortable sofa and Smart TV.

SERVICE AREA: We have a washing machine, iron and clothesline.

CLEAN ENVIRONMENT: The apartment does not have carpets. With fewer exposed fabrics, we make the environment cleaner and with less impact on people with any sensitivity or allergies.

PARKING SPACE: We have 1 parking space;

SWIMMING POOL: The condominium has a swimming pool, which can be used by all guests;

The condominium has a 30-meter swimming pool that can be used by guests.

ATTENTION: Our accommodation is in a "Residential" condominium. Although it offers many amenities, it is not a hotel. There are no hotel services, such as breakfast or room service.

BED LINEN: Bed linen and bath towels can be provided upon request. There is a cleaning fee. This must be arranged in advance.

- SECURITY: There are security and control measures in place for guests who will enter this private property: Registration details for all guests will be requested after your reservation is confirmed. (Full name, ID, date of birth and vehicle details). The guest responsible for the reservation must send a legible photo of their document (ID or driver's license).

You can also take a bus to Bertioga. There are options leaving from several locations, such as São Paulo, Mogi das Cruzes, Santos and Campinas.
