RENTAL TERMS

This accommodation is offered under temporary rental, intended for the tenant's temporary residence, in accordance with Articles 48 to 50 of Federal Law No. 8,245/1991 (Tenancy Law).

The rental is for residential and temporary purposes, valid for stays over a defined period, for purposes such as leisure, vacations, tourism, or other situations of temporary residence, as specified in the reservation conditions and property rules and the platform used for booking.

GENERAL CONDOMINIUM RULES

By confirming your reservation for this property, the guest acknowledges being aware of and agreeing with the rules below, committing to fully respect the internal condominium rules and the guidelines of this regulation throughout their stay.

IDENTIFICATION

Wearing an identification wristband is mandatory during the entire stay.

VISITORS

Entry of visitors who are not previously registered and authorized is not permitted.

PARKING

Use exclusively the designated parking space for the apartment, respecting the marked boundaries.

Up to 2 medium-sized vehicles allowed.

Vehicles outside the marked lines may be asked to leave.

COMMON AREAS

Smoking is prohibited in the common areas, parking lot, elevators, gardens, sauna, and pools.

Leaving objects (slippers, shoes, clothes) in the hallways is not allowed.

Hanging clothes or towels on windows and balconies is not allowed.

SOUND AND QUIET HOURS

Use of speakers in common areas is not allowed.

Observe quiet hours from 10:00 p.m. to 8:00 a.m., avoiding noise that may disturb others.

POOLS

Opening hours: 7:00 a.m. to 10:00 p.m.

Prohibited: unattended children, use of tanning oil, consumption of food or beverages, glass cups or bottles, floats, boards, or similar items.

SAUNA

Opening hours: 7:00 a.m. to 10:00 p.m.

The owner is responsible for avoiding excessive noise (barking/crying).

For entrance and exit, use a leash and the service elevator.

Animals are not allowed on the beach, as per municipal regulations.

PENALTIES

Failure to comply with the rules may result in a warning and a fine, which may be up to 5 times the monthly condominium fee, as specified in the Internal Regulations.

HOSPITALITY SERVICES

Our property is located in a "Residential" condominium. While offering many conveniences, it is not a hotel.

There are no hotel services such as breakfast, room service, or daily housekeeping.

SECURITY

Security and access control measures are in place. Identification is required for all guests after reservation confirmation, including children. Full name, identification document, date of birth, and vehicle information are needed.

MINORS

Guests under 18 must be accompanied by parents or guardians. Rentals are not allowed for guests under 18.

SMOKERS

Smoking inside the accommodation is not allowed (subject to a fine equivalent to one night's stay).

DELIVERIES

Delivery orders must be picked up at the reception.

DRUGS

The use, possession, or circulation of drugs is prohibited. Violation is subject to a fine equal to the total value of the rental, legal action, and potential early termination of the rental.

NUMBER OF GUESTS

You must inform us of the total number of guests when booking, including children of any age.

The total cost may vary according to the number of people registered.

OCCUPANCY LIMIT

It is not permitted to exceed the maximum occupancy limit for the property.

Failure to comply with these rules may result in:

- A fine of 50% of the total booking amount;

- Immediate termination of the rental, with no refund of amounts paid.

PROPERTY MAINTENANCE

The guest is responsible for the care of the property, furniture, appliances, and utensils during the rental period.

Any damages will be charged at the end of the stay.

VIOLATION OF ACCOMMODATION RULES

Failure to comply with our accommodation rules may result in fines, compensation for damages, and even early termination of the rental without any refund of amounts paid.

SAUNA

Enjoy some extra relaxation. Open from 7:00 a.m. to 10:00 p.m.

Activation must be requested at the front desk at least 1 hour in advance.

Some condominium areas may be temporarily unavailable without prior notice due to maintenance or emergency cleaning. These services are managed by the condominium and are beyond our control.

We understand that the unavailability of leisure amenities such as the pool, game room, gym, sauna, or other common areas can be frustrating. However, as these spaces are under the exclusive responsibility of the condominium and beyond our control, we do not accept cancellations or refunds due to the temporary unavailability of any of these areas.
