Please note that our accommodation is located in a residential condominium and not in a hotel or guesthouse. Therefore, rules for coexistence are necessary to ensure the comfort of both short-term guests and residents.

ACCOMMODATION AND CONDOMINIUM RULES

By confirming your reservation for this property, the guest acknowledges being aware of and agrees to the rules below, committing to fully respect the internal regulations of the condominium and the guidelines of these house rules throughout their stay.

LODGING SERVICES

Our accommodation is located in a "Residential" condominium. Although it offers many conveniences, it is not a hotel. There are no hotel services such as breakfast, room service, or daily cleaning.

GENERAL SERVICES

The concierge or condominium staff does not provide services to guests. Whenever you need something, please inform us.

SECURITY

There are security measures and access control. Identification is required for all guests after your reservation is confirmed, including children. Full name, Identification Document, date of birth, and vehicle information are mandatory.

MINORS

Guests under 18 must be accompanied by parents or guardians. Rentals are not allowed for individuals under 18 years old.

NOISE

Parties or loud noise are not allowed. Quiet hours are from 10:00 PM to 8:00 AM. During quiet hours, the following are prohibited: loud conversations, high volume television, use of appliances that may cause excessive noise, such as vacuum cleaners and washing machines. (Subject to a fine)

VISITORS

Not allowed.

SMOKING

Smoking is prohibited inside the accommodation (subject to a fine equivalent to one daily rate). If you smoke, please use the open areas.

DELIVERIES

Orders for delivery must be collected at the entrance gate.

ILLICIT SUBSTANCES

The use, possession, or circulation of illicit substances is prohibited. Non-compliance is subject to a fine equal to the full rental amount, legal measures, and possible early termination of the rental agreement.

PETS

Pets are welcome, provided they are kept under control inside the accommodation. They cannot roam freely in the common areas of the condominium. While in transit within the condominium, pets must be leashed. The owner must clean up after their pet and ensure it does not disturb neighbors. Violation of these rules is subject to fines of up to R$ 300.00 in the event of a warning notification from the condominium. If a condominium fine is incurred, it will be passed on in full. An extra fee is charged for pets, and it is necessary to inform us at the time of reservation so the system can apply the charge.

NUMBER OF GUESTS

It is necessary to inform the total number of guests in the reservation, including children of any age. The rate may vary according to the number of people registered.

OCCUPANCY LIMIT

Exceeding the maximum occupancy limit of the property is not allowed. Violation of this rule may result in: - A fine of 50% of the total reservation amount; - Immediate termination of the lease without refund of amounts paid.

PROPERTY PRESERVATION

The guest is responsible for the preservation of the property, furniture, appliances, and utensils during the rental period. Any damages will be charged at the end of the stay.

NON-COMPLIANCE WITH CONDOMINIUM RULES

Failure to comply with condominium rules may result in a fine, compensation for damages, and even early termination of the rental agreement without any refund of payments.

- Supermarkets, wholesalers, pharmacies, and a variety of shops

- Restaurants, bars, ice cream shops, and the famous Bertioga pastry

- Amusement park and craft fair in the city center

THE CONDOMINIUM AND ITS AMENITIES

Our condominium offers a variety of leisure and comfort options available to guests during their stay:

BEACH SERVICE

Available daily from 9 AM to 6 PM, with 1 umbrella and 4 chairs per apartment. Normally, the service is set up in front of the building. In certain situations, it may be necessary to request it directly at the front desk.

Complimentary ice is also available: just ask at the front desk.

SWIMMING POOLS

Adult and children's pools are open from 9 AM to 8 PM.

(Closed on Mondays for maintenance and cleaning.)

GAME ROOM

Open from 9 AM to 10 PM, perfect for family fun.

CHILDREN'S AREA

A dedicated space for children to play safely.

TV ROOM

Available from 9 AM to 10 PM, for moments of relaxation and entertainment.

SAUNA AND GYM

The condominium has a sauna and gym, but unfortunately, access to these areas is not permitted for short-term guests, according to the condominium's internal policy.

SECURITY CAMERAS IN COMMON AREAS

Like any condominium, this one also features security cameras installed in the common areas. These cameras are managed by the condominium, not the host, and are intended to ensure the safety and peace of mind of everyone.

IMPORTANT

Some areas of the condominium may be temporarily unavailable without prior notice due to maintenance or emergency cleaning. These services are managed by the condominium and are beyond our control.

We understand that the lack of leisure items, such as the pool, game room, gym, sauna, or other common areas, can be frustrating. However, as these are spaces under the exclusive responsibility of the condominium and out of our control, we do not accept cancellations or refunds due to the temporary unavailability of any of these areas.
